A realistic plan for buying a home here when you can't just pop by on a Sunday afternoon.

Factor in the Lowcountry specifics: property taxes, homeowners insurance (and whether flood coverage applies to a given address), and HOA dues. Then start learning the community from afar: read up on the neighborhoods, prices (roughly the $300s to over $1M here), commute times, and which parts of Nexton fit your life.

60 days out

Narrow the map — remotely

This is where a local agent earns their keep. Rather than fly out to tour ten homes cold, we do it in reverse: I send matching listings as they hit the market and walk you through them on live video — the details photos hide, the honest downsides, the true commute and the real school picture for each address. You build a shortlist without burning a single flight, and you learn the trade-offs between Nexton's sections before you ever land.

30–45 days out

One focused trip (or a confident remote offer)

By now the list is short and smart. Plan one efficient visit built entirely around your finalists and your must-haves — schools, trails, the commute, whatever matters most. Charleston International Airport is about 25 minutes away, so a weekend trip is easy. Prefer not to travel? Plenty of out-of-state buyers close remotely on a home they've only seen on video and a detailed FaceTime walkthrough — I'll be your eyes and feet on the ground, and I'll never talk you into something I wouldn't buy myself.

Under contract

Inspections, appraisal & the paperwork

Once your offer is accepted, the clock starts on inspections and the appraisal. Being far away is not a problem here — inspections happen on your behalf, reports come to you digitally, and South Carolina supports remote and mail-away closings, so you usually don't need to fly back to sign. I coordinate the moving parts — inspector, lender, attorney, HOA documents — and translate anything that reads like a foreign language.

Moving week

Land soft

Line up movers early (peak season books out), transfer utilities before you arrive, and update your address, driver's license and vehicle registration once you're a South Carolina resident. Then let Nexton do what it does best: the trails, the Midtown Clubhouse, and a full-time Lifestyle Director's worth of events make it unusually easy to meet neighbors fast — which is exactly what you want when you've just moved somewhere new.

A cross-country move feels overwhelming until it's broken into steps with someone local handling the details. Work backward from your move date, get your financing solid early, and lean on video and a trusted agent to do the legwork you can't. Do that, and buying in Nexton from two time zones away is far less scary than it sounds.
