Is Nexton Right for You? An Honest Pros & Cons
Relocation 101 — a straight-talk guide for anyone weighing a move to Nexton in Summerville, SC.
Nexton gets a lot of love, and most of it is earned. But no community is perfect for everyone, and you deserve the real picture before you fall for the model homes. Here's the honest version.
What people love about Nexton
You can live most of your life on foot or by bike. Nexton was master-planned so trails connect the neighborhoods to shops, restaurants, offices, and parks. School runs, coffee, the gym, dinner out — a surprising amount of your week can happen without getting in the car.
It already feels like a town, not a construction site. A decade in, Nexton has grown into an established, award-winning community — 50+ parks, a dog park, a disc-golf course, resort-style pools, tennis, and one of the busiest pickleball scenes in the Lowcountry, all anchored by the Midtown Clubhouse.
There's a built-in social life. A full-time Lifestyle Director runs year-round events — tree lightings, block parties, outdoor concerts — plus the impromptu front-porch gatherings that just seem to happen here. If you're moving somewhere new and worried about making friends, this is a real advantage.
Everyday errands stay close. Publix, Harris Teeter, banks, doctors, salons, and fitness studios are all inside or beside the community. And when you do want the city or the coast, you're about 25 minutes up I-26 from historic Charleston, the airport, and the beaches.
Homes for every stage. From low-maintenance townhomes to big Lowcountry houses with wraparound porches — even backyard casitas for guests or in-laws. A wide price range (roughly the $300s to over $1M) means real options.
The honest trade-offs
It's a planned community — with the rules that come with it. HOA fees and design guidelines keep everything looking sharp, but if you want to paint the house purple or park a boat in the driveway, master-planned living may chafe.
It's still growing. New construction means some areas are lively with building activity, and the neighborhood you tour today will keep evolving around you.
"Walkable" has a footprint. It's genuinely more walkable than most Lowcountry suburbs, but it's still a car-friendly region — this isn't downtown Charleston. Set expectations accordingly.
Popularity has a price. Demand here is strong, which is great for resale but means you'll want a local agent who can move quickly and negotiate well when the right home comes up.
Who thrives at Nexton
